Choosing a Shingle Roof

Asphalt shingle is one of the roof types you'll see all over the Valley, next to concrete tile and flat foam roofs. It's lighter than tile and usually costs less per square foot. A shingle has a fiberglass mat, asphalt and a coat of mineral granules on top. Those granules are the sunscreen, and once they wash or blow off, the asphalt below starts to dry and crack.

Shingles also have a long history in Tempe's older neighborhoods. The city's guidelines for the Roosevelt Addition Historic District name "low-pitched cross-gable and hip roofs with asphalt shingles" as a character-defining feature. The guidelines aim to keep that look, so a new roof in the district starts with a review rather than a catalog.

What Gets Done

  • Tear-off and deck check. The old shingles come off so the roofer can replace any soft or delaminated sheathing.
  • Underlayment and drip edge. New underlayment covers the deck, and drip edge protects the roof's outer edges.
  • Three-tab or architectural. Flat three-tab shingles or thicker, layered architectural shingles go on, nailed to the maker's pattern for wind.
  • Ridge, vents and flashing. The ridge is capped, vents are set or replaced, and new flashing seals walls and pipes.
  • Granules piling up. Dark grit in the gutters or at downspouts means the shingles are losing their sun protection.
  • Curled or cupped tabs. Edges that lift or bow are drying out and catch the next gust.
  • Missing pieces after wind. A haboob like the July 5, 2011 storm, with a few gusts near 70 mph, can strip loose shingles fast.
  • Brittle, cracked shingles. Sun and heat dry asphalt out over time, and cracks let water reach the underlayment.

Shingle Roof Replacement Price Ranges

How the Job Unfolds

  1. Reach out. Call (480) 555-0187 or use the form and note that the roof is shingle.
  2. Roof check. An independent roofer looks at the shingles, the flashing, the vents and the attic.
  3. Written estimate. It should name the shingle line, say whether the job is a tear-off or overlay, and list deck repair separately.
  4. Look them up. The ROC Contractor Search shows whether the roofer's license is active and in the right class (R-42 or CR-42).

Layer limits vary across the Valley. In Phoenix, AZ, re-roofing with the same material needs no permit as long as there are at most two asphalt shingle layers; Scottsdale, AZ allows one overlay over one existing asphalt roof, and Chandler, AZ requires a permit once like material already has more than two layers. In Tempe, a full roof replacement generally needs a building permit from the City's Building Safety Division; your roofer should pull it and can confirm with the Permit Center at 480-350-4311.

Reasons to Ask Here First

A shingle job is common enough that plenty of outfits will offer to do it, which makes checking matter more. We send your request to one independent roofer who serves Tempe, and you confirm their ROC license, insurance and references yourself. Roofers pay us for the referral. You never pay us, and we never price or perform the work.

Good to Know

Should I pick three-tab or architectural shingles?

Architectural shingles are thicker and layered, and they cost a little more: Roof Observations puts them at about $5.30 per sq ft in Arizona (2026), against This Old House's $4.38 for asphalt shingles generally. Ask the roofer to price both and to show the wind rating and warranty for each line.

Can I go from shingles to tile?

You can ask, but tile is much heavier, so the framing has to be checked. Chandler, for one, requires a permit and an engineering analysis for that kind of switch. For a Tempe home, the roofer needs to look at the framing first and then confirm permit needs with the Permit Center. The tile roof replacement page covers the weight question.

I live in Roosevelt Addition. Can I change my shingles?

Yes, with a review first. The Historic Preservation Office signs off on exterior changes there with either a Certificate of No Effect or a Certificate of Appropriateness, and its form asks you to label the existing and new roofing, such as three-tab or dimensional shingle, with its color and finish. Settle that before the roofer orders material.

Do wind storms really tear shingles off here?

They can. NWS Phoenix says damaging winds of an estimated 80–100 mph hit Mesa, AZ on July 17, 2022, blowing shingles and facades off homes and businesses. Shingles that are already brittle or poorly nailed are the first to go, which is why the nailing pattern belongs in the estimate.
